Before you call

It helps to have these ready:

• What you've noticed and where: sagging or bouncy floors, cracks in brick, block or drywall, doors and windows that stick, a damp or musty crawl space. Photos help.
• Whether the house sits on a slab, a crawl space or a basement, and whether the crawl space has open vents, a ground cover or a dehumidifier, if you know.
• The year the house was built, and any past foundation, plumbing or crawl space work, with the paperwork if you have it.
• Whether you're selling or buying soon. A closing date changes how quickly you need a written plan.

If something looks dangerous

If a wall is bulging or leaning, a ceiling is sagging, or doors and windows have suddenly jammed after a storm or a leak, don't wait for an inspection. Keep people away from that part of the house, and if you smell gas or see a broken pipe, leave and call 911 or your utility from outside.
