Foundation Repair Cost in Charlotte

There is no single Charlotte price for foundation repair. The two local cost pages we found disagree by thousands of dollars, and national guides add more ranges. Here is what each says, why they differ, and how to read a real quote.

Work is done by independent local contractors. Pricing and availability are set by the contractor serving your area.

Charlotte cost pages that disagree

Two published pages give Charlotte-specific figures. They don’t line up.

Source Typical range Average Per square foot
Angi, Charlotte $2,873-$12,299 $7,586 $2.50-$11 per square foot
Homeyou, Charlotte $2,987-$5,194 about $3,500 $5-$9 per square foot

Homeyou’s range comes from a modeled estimate of a small repair area, so it reads low for a house with several settled piers. Angi’s range spans cracks to major structural work. The point isn’t that one is right. A cost page’s figure depends on the job it assumes, which is why a quote for your house is the only number that counts.

National ranges for context

None of these is a Charlotte price. They show how much cost depends on the kind of repair.

Repair Range Source
Minor crack repair $250–$800 HomeGuide
Settling, sinking or bowed walls $4,500–$20,000 HomeGuide
Underpinning $10,000–$30,000+ HomeGuide
Average, all foundation repair $5,179 This Old House
Average, all foundation repair $5,174 HomeAdvisor
Sistering a floor joist $150–$325 per joist HomeGuide
Replacing a floor joist $350–$1,000 per joist HomeGuide
Crawl space foundation repair, including rot and old materials $2,500–$8,000 HomeGuide

Angi’s Charlotte page also lists sagging floors and structural repairs as add-ons to crawl space work, with the sagging floor item at $1,500-$9,800.

What moves a quote up or down

What caused the movement. A downspout that soaked the soil is a cheaper fix than a shallow footing. If the cause is left alone, the repair can be undone.

How many supports. Piers are priced one at a time, so a plan with fewer supports and a plan with more can both be honest and still differ by thousands. The count should follow where the house actually moved.

Access. A low crawl space or a repair under a finished room takes longer.

Rotted framing. Opening a floor can show more damaged wood than the first look did. Ask how the contract handles extra damage.

What’s bundled. The permit, any letter from an engineer, drainage, cleanup and cosmetic fixes upstairs may be inside the price or on top of it.

Soil and site. Mecklenburg County has several soil types, from low to very high on the survey’s shrink-swell scale, and neighbouring lots can differ. A contractor can’t price your lot from a map.

A worked example

Say one quote sisters six joists and adds a girder, and another replaces three joists and resets two piers. Both could land near the same total and still be different repairs, with different reasons behind them. Ask each contractor what they found, where, and why their fix suits it. If they disagree about the cause, an independent structural engineer’s evaluation is how people settle it.

Comparing two quotes line by line

When two quotes arrive, put the answers side by side before the totals.

Question Why it matters
What was found, and where? Two plans built on different findings cannot be compared by price.
How many supports, and what type? The count and type usually drive most of the price.
What causes the movement, and is that addressed? A repair that ignores the cause may need repeating.
Is the permit included, and who pulls it? Structural work needs one in Mecklenburg County.
Is drainage included? Water control is often what makes a repair last.
What happens if more damage turns up? The contract should say how extra work is priced.
What does the warranty cover? Warranties are the contractor’s, not ours, so read the terms.

Charlotte Foundation Guys doesn’t set or guarantee any price. The contractor serving your area gives a written plan and price after the inspection.

Ways to keep the cost down

Nothing makes foundation repair cheap, but a few habits keep it from growing.

  • Act on changing signs early. A support problem found while the damage is local costs less than one found after the framing has rotted.
  • Fix the water first or at the same time. Redirecting downspouts and regrading are modest jobs compared with structural repair.
  • Keep records. Dated photos and crack marks let a contractor see what changed, which can narrow the work.
  • Don’t pay for work that isn’t the cause. If a quote includes a long list, ask which items address the sign you called about.

Permit costs in Mecklenburg County

Structural repair needs a permit from Mecklenburg County Code Enforcement. The county fee ordinance charges $79.61 per trade for renovation and alteration projects below a set project value, plus per-square-foot charges, so confirm the amount for your job. National guides put typical foundation permits at $75–$150. Check that the quote says who pays and who applies.

What insurance usually does

The standard homeowners form excludes settling, shrinking and earth movement, along with wear and tear and rot. A sudden accidental discharge from plumbing is the usual exception. Policies differ, so read yours or ask your insurer. The insurance guide goes further.

Before you sign

  • Get at least three written estimates where you can.
  • Compare what each found and where, not only the totals.
  • Ask for the support count, type and placement, with measurements.
  • Confirm whether the permit, drainage and cleanup are in the price.
  • Ask what happens to the price if more damage turns up.
  • Get the work, cost and completion date in a written contract.
  • Be careful with a low first price followed by alarming findings.
  • Pay nothing before the contract, and avoid cash.
  • Ask what the warranty covers, for how long, and whether a buyer can use it. Get it in writing.

How these figures were gathered

Local numbers come from Angi’s and Homeyou’s Charlotte pages. National numbers come from HomeGuide, This Old House and HomeAdvisor. They publish different methods and dates, which is part of why they disagree. Each source is linked under Sources. For what the inspection involves, see foundation inspection.

Common questions

What is the average cost of foundation repair in Charlotte?

Angi's Charlotte page gives an average of $7,586, while Homeyou's says around $3,500. They model different jobs, so treat both as rough context and rely on a written quote for your house.

Why do Charlotte foundation repair estimates vary so much?

Scope and method. The count and type of piers, access to the crawl space, rotted framing, drainage work, and whether the permit and any engineer's letter are included all change the total. Two quotes can describe different repairs.

How much does a structural engineer's report cost?

Homeyou's Charlotte page puts evaluations at $250-$600. National guides give $350–$800 (HomeGuide) and $500–$1,000 (This Old House) for a report.

Is the permit included in the price?

Not always. Structural repair needs a permit in Mecklenburg County, and a quote should say who pulls it and who pays. National guides put foundation permits at $75–$150; the county publishes its own fee schedule.

Does homeowners insurance cover foundation repair?

Usually not for settling or earth movement, since the standard HO-3 form excludes them. A sudden covered event such as a burst pipe can be handled differently, so check your policy.
